Respected sirs,
One male Hindu named 'A' aged 53 years having the Wife, Son and Two daughters.
A was purchased one BC colony house in rural village in 1986 on the name of Mrs.'A' and 'A' was living in the town, it is unregistered document and still now it is not registered.
Presently All the children were married.
Last 4 years back Mr.A was given that colony house to 1st daughter named "D" by orally and told that stay whenever time to be required. Now the daughter is staying in that house.
Recently Mr.A was expired due to the health problem.
Now, Mr A's wife (widow) and son was telling to their elder daughter "D" to vacate the house immediately and pay the Rent from last 4 years. presently Daughter "D" was in poor condition.
Kindly advise the below points :
1. Daughter "D" will compulsory Vacate the house...?
2. Rents also need to pay to her mother..?
3. Is there any rights available to "D" of her father's house ?
4. What are the legal grounds available to the daughter "D" ?

An unregistered Sale Deed cannot be put up as a proof of ownership. U have not stated whether A has died intestate or not. To provide suitable remedy, many other facts need to be known.Advised -consult a local lawyer. Now to your queries:-

BC Colony? Whose had the original title? Was it transferable?

Without registration Mr. A had no title on the property.
If father died intestate daughter has share in the property of the father.
Even from this house she can not be vacated straightway, the requirement of law need to be fulfilled.
