Transfer of property

Mr. X was purchased an Open Land property through a Simple sale deed in 1974 and subsequently, he has constructed a House in the said open land in 1975 and entered his name was entered in the Grama Panchayath records as the owner of the above said house property. And thereafter he was died intestate.
He has One Son Mr.Y. Mr. Y has a wife and Two children. Now if Mr. Y wants to become sole owner of the property of Mr. X, what is most relevant deed or document to be executed ?
And by whom it should be executed ?
i request all of you please suggest a solution in this regard.

You may reply to the points raised by Shri P.S.Dhingra.
You may also post the personal law applicable to X and that whether his wife and mother are alive and how many children he had and on which date/month/year he died.

Settlement deed,however,should be exclusively in your favour so as to become sole owner of property of X
