My father and mother jointly hold a flat.father died last yr. We are two bro and 2,sis. Now my mother want to transfer flat to my minor daughter or to me. Which will be best method to transfer so that no frills dispute in future in our family

Your mother is entitled for 1/2 share only.. Remaining father's half share will go to the legal heirs as 1/5 to all of you..

So your mother can encumbrance her half share along with her 1/5 share alone.

Your mother can gift her share only. to become owner of full flat registered gift deed / renunciation deed from other legal heirs is required.
