Selling of property taken on paghadi

hello..
My friend have one shop taken on Paghadi 30 years ago.. shop was taken on Paghadi by his father and the main landloard is died and now my friend is paying rent to his son.
now the question is my friend want ownership of that property and landlord is asking for more amont than actully payble in this case.. and the 2nd question is can my friend sell this property to the 3rd party? than what will be the proceduare for the same.? and what will be the proceduare of if my friend want to give back the property to the landloard?

A tenant is tenant and is not a owner. To purchase the property, he can negotiate with the landlord. He can not sell his rental property.

Your friend cannot sell the property to anyone.
