Gift deed between cousin brothers

Dear Sir.
3 years back in bought the 2 plots but it's been registered on my cousin brother name.
As I couldn't able to come India at the time of Registration so thought of registering on my cousin name. (My father and his father as blood shared brothers).
Now I want to start the construction on that land, what is your best suggestion for the registration of that land on my name without any issues in the future.
As I was reading few articles that there might be able get into issues in gift deed.
Or is there any good format / draft which you can help me with. Which contains foolproof deed.
I am in India only for 2 weeks I want to complete this process.
Please help me out. This is the only earning I have got after working in abroad for over 7 years.

in which state the property is situated. your cousin(Donor)and your self(donee) execute a Gift deed. if you both execute, he(the donor) himself cannot revoke or cancel the gift deed in future.

Dear Satyanaraya Sir. Thanks a lot for your information. Land is in karnataka and i am also resident of Karnataka.
Is it compulsory to make khata also along with gift deed .
Can you please share me the good draft format which could be foolproof.
