Breaking of agreement within lock in period

(Querist) 07 June 2017 This query is : Resolved 
I am a property Consultant, I arranged one office for my client for their computer classes. But 4 months prior to lock in period expires the property is ceased by Bank for owners failure to pay the EMIs. My question is What is the amount can be claimed for the 4 months unused lockin period. How to claim the business losses due to this sudden change of address for my client ? How to bring them to law for the false promises they were making to us for last 6 months regarding the notices received from Banks. Request guide as we need to meet the owner and to claim losses from them immediately.

Request help with suitable solution.

How you are concerned with the dispute between the landlord and tenant after the property has already been handed over to tenant wherein just 4 months are stated to be remaining for lock-in period?

Was the fact not disclosed by landlord to you before it was being offered to be let out through you? Did you ever try to find out such encumbrance?

What is covenanted penalty for such situation, if not, why? Is it not your fault?

Discuss with a local prudent lawyer for proper appreciation of facts/documents, analysis, guidance and proceeding.

If you have paid lease rent in advance you can ask for return of money without any notice period and with compensation in lieu of notice period. Claiming for business losses unless covered in the agreement you can not claim as a matter of right.
