Unregistered agreement to sell

can a unregistered agreement to sell a property legally enforced though the money received was in cash,by poa holder, from two peoples in that one is dead.what can a court rule dcree or refund with interest,pls help.

The aggreved party can file a suit for specific performance of contract to complete the purchase. If the courts does not rule in favour of the plaintiff then the intendiing purchaser would get back the earnest money with such amount as interest and compensation as the court would decide keeping the queston of equity and the relevant terms of the said agreeement for sale in mind.
