My Fathers friend have executed a notarised power of attorney to one builder in August 2006 stating that I have sold this piece of land along with possession to you and I have received entire consideration ( actually old man was given less amt in cash which is not mention in P/A.) for that I am giving you this Notarised power of attorney. After one month that builder had registered saledeed in the name of third party useing that power of attorney and the mutation was passed. The entire payment was made by cheque to son of that old man which is mention in sale deed the son is juglar and alccholic he loosed all money the old man is helpless. Can he approach to courtfor cancellation of saledeed, the possession is ambiguious land is vacant suggest remedy.

whow as the owner of land father or son ?
if father was owner of land what was he doing for 6 years?
power of attorney for sale of land needs to be regsitered . notarised power of attorney is not sufficent .
contact a local lawyer . show him the papers executed by your father friend .

If son of that old man is alchohalic, how the builder is responsible? Money had been paid to him so it is not good on the part of that old person to take the shelter of dishonesty.
