i am in need of detailed( draft copy) agreement of sale cum possition by tacking all the risks in to consideration since it is open house site.

It is advisable for you to approach a lawyer and to get a proper document prepared by paying some fee. Otherwise, you will regret later. Better spend where it is due, especially when you are going to spend your hard earned money in acquiring a property.
