my property is situated at Bhiwnadi . documents are registered with stamp duty paid . But builders has not transfer the name on property card. Builder said he will form co-operative society .To form the co-op society this clause is not mentioned inn agreement. How the point of builder is genue ?
can we as a owner of titlw , what we do on our end to get name on 7/12 . In bhiwandi , there is grampanchanyat .
pl suggets the points to follow .

1. If there is a grampanchayt in Bhiwandi then there is no property card as such.
2. You can file an application before the grampanchayat along with the sale deed and seek mutation in Village Form No. 6 - Hakk Patrak and then your name will appear in 7/12 document.
3. The forming of co-operative society has nothing to with the mutation of the sale deed in the Village Form No. 6 - Hakk Patrak and 7/12 document.
4. The sale deed has not been made by a co-operative society but must have been made by the owner of such land.

first society will be formed . then builder will execute conveyance in favour of society .then mutation of land would be done in society name

kindly suggest me to whom i have taken dakhala mentioning that construction is done as per the approved and sanctioned plan .?
