Refund of booking amount

I booked a flat in Mahagun Mywoods, Noida Extension in Oct2010 and paid 10% as a booking amount through a cheque. Due to financial unstability, I've decided to cancel the booking and went to the builders office for cancellation. They told me that they can forfeit my whole amount of 2.40lacs or can cut minimum 50000. I have not signed any builder buyer agreement or a allotment letter so far. Can anybody guide me what is the exact procedure and how should I take things forward with the builder? Thanks!

Unles the terms and conditions under which you paid the advance amount are known,it will not be possible to opine fairly.
