Ceritified doccuements obtained from sub-registrart office

Hi All,

Thank for your previous update. I have purchased a property of 15*40 site out of 30*40. now I am planning to go for bank loan and get confused with Banker and my landlord words. My landlord is saying that he will give the certified doccuments of the parent doccument because he has sold the other part of 15*40 to other person so he cant give original to both of us but banker is not agreeing for the certified doccuments.

Can any one please assist with this.

for which you have to convince the bank authorities by giving security bond for the parent documents that no one will claim based upon the parent document. But this may vary bank to bank, otherwise change your bank and try it,

The banker is wrong, the bank ought to accept the certified documents.

And also, You can demand the person to produce the originals who is in possession of the parent documents.

the certified copies are treated to be true copy. if the bank is demanding the same than change the bank or convince the other party and take the documents of his part and show that to the bank.

Original sale deed along with an unencumbance certificate and a copy of the parental document are suffice.The legal opinion on these documents are the proof for a valid title and the banker's condition to produce the original parental document is unnecessary.
