can any one suggest me how to give a legal opinion for the purpose of purchasing a flat.

you first all the documents and give your opinion on that with your letter pad or printed paper with your sign.if any contrition find out you mentioned that also

if your client is purchasing flat first do due diligence . is title to property clear . whether seller has all the original documents ? obtain NOc from society . then on your letter head give your opinion as to whether flat should be purcased or not

The title clearance certificate i.e.Legal Opinion consists of following information: -
Name of present owner/seller and sequence of change of ownership, & third party rights if any.
Description of property i.e. Plot No., Scheme No., Survey & Hissa No., City Survey No., Name, Village, Taluka and District and Zone in which the property falls.
Area of property.
Short notes and findings from search report.
Certification of clearance and marketability of title of the property.
Note: Such title certificate is not required for the lands owned by State or Central Govt.

Its very simple sir.. Just collect all relevant documents.. From the parent document to till date. Include detailed encumberance certificate. Then just check it that all entries updated on e.c or not?. Just find the title chain, and right now who is entitled to any encumberance. If any contradiction mean find out the problem.. My friendly advice to you.. Never go through with xerox copies.. I mean don't give opinion by based upon photo copies.

You have to go back 13 yrs back of the this property search of residential property. You can study all these documents and see that it is having a clear title and ensure that the property is free from all types of encumbracnes.

Go through revenue records.

Give title in the local newspaper.
Collect all relevant documents verify the same perfectly,give the opinion.
