Selling of old property

hi,
My father had a house in nagpur,he allow his elder brother and his wife to stay with then some year back as they have no home and no chlid.
The house and the plot belonged to my father, only the two rooms and a kitchen on first floor were provided to my uncle and aunty to live in.
The society has issued the ownership letter and the share ceritficates already on my name.
All the property taxes and mseb bills till date have been paid by my father and now me.
As my aunty is living alone she is right now paying the ele and water bill( from august 2010, my father expired in oct 2010).
I want to sell the propety and inspite of my assurances to live with me or live in a flatwhich belongs to me, my aunty is not ready to move out of the house.
I need to sell the house as my want to buy the house for my family of four and live peacefully without any further loan obligations.
Kindly advice how to proceed on the matter without any further litigations and with the will of all the parties.

Now, only mt Aunty who is 84 years old is living in that house on 1st floor

be considerate . your aunt is 84 years old . she is childless and is a widow .

she has stayed in the house for so many years . your father was considerate enough to poermit your uncle and aunt to stay in said flat .

obtain their blessings .old people are reluctant to shift as they have stayed in prrmeises for many years . dont force her at this age
