Regd sale agreement cum gpa

Dear sir,

I need a clarification in the following due to recent judgement by supreme court.
' A ' purchased land from' B' in 2009 and 'B " executed regd sale agreement cum GPA in favour of 'A" on 20-9-2010. 'A ' developed the land into plots and obtained permission hyderabad urban development authority and sold plots to individuals 'X' &Y'on 15-11 2011. 'A" had executed Regd sale deeds to "x"& 'Y' on 15-11-2011.

1. WILL ' Regd sale deeds to "x"& 'Y' on 15-11-2011 executed by 'A' convey proper valid title to 'x'& 'Y' ?

2. can 'A' legally execute the regd sale deed to 'X' & ' Y' ? since 'A' is only regd sale agreement cum power of attorney holder from 'B'.

Yes is the answer for both of your queries if the GPA was registered.

Both answer is 'yes'. It is also advisable to cancel agreement,if not, to pass clear title to x and y.
