SIR,
I AM PURCHASING A HOUSE IN DELHI AND I WANT TO KNOW THAT IF ANY DIFF. IS THERE IN ACTUAL AREA AND AREA WRITTEN IN REGISTERY THEN WHAT CAN I DO. CAN I CANCEL THE AGREEMENT OF PURCHASING THE HOUSE OR WHAT CAN I DO WITH SELLER. IS HE LIABLE TO RETURN THE MONEY.
ajay sethi (Expert) 19 November 2011
flat must have been sold to you on carpet area . please go through the carpet area metioned in agreement . if area is lower than mentioned in agreement you can move consumer forum for deficency in service . since builder has supplied area lower than mentioned in agreement ask for comepensation . consumer forum on being satisfied will pass appropriate order protecting your interest .

dont cancel your agreement as you builder wont refund money easily . take posession and then litigate

If you are not in possession you should take possession of the said house and consult with building planner/engineer to determined actual area that you have purchased. If any deficit measurement you find then you should file a case in Consumer Forum.
