Rights of tenents in pagree system

respected sir/madam,
i live in a pagree system in vile parle,r building is quite old n not in a good condition n also there is a lot of illegal activities going in the area which is making the tenents of the building difficult to live
& the lanlord doesn't take any action against it because he wants us to take money & leave the flat with less money not with the actuall psf rate of the area.
so sir i wanted to know can we demand the actual rate of the flat from r landlord n if the matter goes into court what r the chances that court will charge the case in favour of us

no you are only a tenant not the owner . you cnanot get market rate of property .
in event you sell you will have to give landlord 35%share of sale proceeds then only will he transfer the tenancy

It is better to sale the tenancy as advised by sethi instead of claiming the sale of building on the part of the owner of the flat/property.

that means, whatever price the landlord gives us we should agree with it & leave.there is no chances 4 the tenent 2 fight 4 the right price?????
