Hello Sir,
I am buying a Builder Floor 1st Floor in Sec-47, Gurgaon. The Plot is owned by an individual on which he has constructed 3 floors and selling them as independent floors. He would register the 3 floors independently.
What should happen to the original Land Registry, as this would be still in the name of the Plot owner?
Should this be submitted in Registrar office? Or Should there be some sort of endorsement/marking on the 'Plot registry', so that it cannot be used again?
Can this be misused in future by the Plot owner or his legal heirs?
Will appreciate your valuable inputs.
Thanks

Dear Saurabh
after the sale deed you need to filed an application for mutation of the owner name before the Sub-Registrar office and change his name and add your name in this property.
In future he and his heirs or his representative or anyone can not claim over this property or floor.

Mr. Nadeem is correct. Also, owner can sell it in part and parcel to different buyers. After registry, there will be mutation and the names of new purchasers will be entered with area and property description in the record of rights.

Thanks Mr Nadeem and Mr. Shashikant for your inputs.
Got your point that in the Registrar Office's record the owner names will be updated.
What would happen to the 'Plot Registry document' which the Plot owner possess now?
Who will keep it?
Should this be destroyed or submitted to the Registrar's office?
Thanks,
Saurabh
