Redevelopment of the society

Ours is a Society in a single plot having two other societies and FSI 1:0.4.
As we are going for redevelopment of our society with the same builder who is having conveyance of the plot, the builder is not ready to give us any benefits of fungible FSI,as he says that he is not getting anything out of it, so what to do?
The builder has agreed previously for 10% extra space to the existing members and plus flower bed, dry bed niche, etc. but now he says that we will loose the benefit of that flower bed etc. Ony we will get 10% extra space Is it agreeable?

you should float a teneder . invite quotations from reputed builders . dont sign redevlopment agreement with your old builder .

generally trend atleast in bombay is you get some corpus fund , in addition each flat owner gets one more bedroom .

Thank you very much Sir.
But as we are given 10% extra , the builder is giving us one bedroom more and also corpus 500/-sq. ft.
But as per new DC rules , now we are not getting flowerbed , dry bed etc. and also He is not ready to give us the benefits of FUNGIBLE FSI, if any.
So, I want to know that whether we can have more area free of cost from Fungible FSI provisions or not?

Under the new DCR, areas of balcony, flower-beds, terraces, voids, niches would be counted in the FSI. To compensate for this loss of free of FSI areas, the government has allowed compensatory fungible FSI to the extent of 35 per cent for residential development

in your case builder has offered you a good deal . he is offering you one more bedroom and good corpus fund .

if you are not satisfied with offer , go to another builder who is offering more
