Clarificaton regarding pagdi owned flat in mumbai

hello there,
my family has been living since more than years in a pagdi system flat in mumbai-its on my deceased fathers name and now my mother too is dead. i am the only heir and have had to live in another city due to job -visiting the mumbai flat occasionally. i am unmarried . please let me know if the landlord can take any action against me for not living there permanently? i pay all my dues on time.

also in the same building, 3 flats are unoccupied with the people living in other flats in the same area keeping the house locked. is that good for me?

on your parents death make an application to landlord for trnasfer of tenancy rights in your favour . you must have rent receipts in your name .
pay transfer charges if any demanded by landlord. when ever you are in mumbai go and stay in said flat .
generally if you are on good terms with landlord they do not bother to take out eviction proceedings .
