Commercial shop on pagdi system

Dear sir < I am in process of buying a shop in Kurla West.The shop is 250 sq ft in a PAGDI type chawl on main road. There is Gumashta of shop since 5 years.This is about 15 years old chawl where rooms were converted to shops with shutter sign board and Gumashta BMC licenses.The Landlord writes ROOM NO 8 on monthly rent recepts (PAVTI).As this is on pagdi system and landlord is not a cooperative or understanding person , can we consider this premises as commercial and can run a shop or landlord can not allow us to run a shop and insist on a residentail room as indicated on receipt...OR is it safe for us if he writes SHOP NO 8 on receipt..Moreover do we require registration , franking or stamp duty in pagdi system? As land lord is going hand over me 3 months rent receipts in my name , do i need any more documents from him for my protection ?Thanx in advance for your valuable information and guidence.

Carry on as it is .
There r many rooms, in chawl , % All will be treated equally.
Remember, you are in process of hiring [as tenant ]a Room No.8[ & not buying]
Landlord will charge u 1/3 to 40% Pagdi cut.
That s your opportunity for you to ask a Receipt as shop no. 8. If he agree, no problem

you must insist on a written agreement with the landlord wherein landlord accepts you as tenant . the said agreement has to be duly stamped and regd . mere rent receip is not sufficent
