Hello,
I wish to purchase a plot which is under Karnataka Housing Board. I am purchasing the property from a person who is the second owner of the plot.What are the precautions and guidelines i need to have a check on before buying the plot ? What legal documents should i check during the purchase ?

ask for original documents . whether agreement is duly stamped and regd ?
whether any loan has been taken against said plot ?
whether all outgoings have been paid ?
whether property taxes have been paid till date ?
whether prior permission of karntaka housiing board is necessary for resale of plot ?
transfer charges if any payable ?
get documents vetted by a lawyer . have the agreement for purchase drfated by a lawyer .

In addition give a notice of ur proposal to purchase the land in english and local language news papers and invite objections if any by any memebr of the public. Better get the notice drafted by an advocate properly and issued by him on ur behalf.
Also get search mde in the sub registrar's office to find out whether the property is subject to any charge, mortgagte or other encumbrance.Obtain an affidavit from the vendor that the properrty is not subject to any encumbrance or litigation in any court of law or tribunal or attachment etc.
