Residential plot in a private colony

Dear Experts,
My friend purchased a residential plot measuring 250 sq. yards, in a private colony in a village in the state of Haryana. The said colony is spreaded over about 10 acres of land, bearing 10-12 different khasra nos.
The colonizer, now have executed the sale deed in my friend's name, bearing part of 5 different khasra nos, such as,
25 sq. yards from khasra no. say ‘a’
65 sq. yards from khasra no. say ‘b’
32 sq. yards from khasra no. say ‘c’
44 sq. yards from khasra no. say ‘d’ &
84 sq. yards from khasra no. say ‘e’
Thus total of 250 sq. yards was achieved. But physically the plot purchased by my friend falls particularly in a specific single khasra no.'e'.
Moreover, all the 5 khasra nos. which are incorporated in the sale deed are not even adjoins altogether at any place, then how could they jointly form a single plot as mentioned in the sale deed.
Please suggest, is this sale deed valid?
If not, What next should be done to avoid any future dispute?

you drawattention of the builder to said fact that 250 square yard plot sold to you are located in different areas . , that 5 khasras nos sold are not adjining each other

The builder/colonizer is well aware of this fact that all these khasra nos. are not adjoining each other. Not only this sale deed, all the sale deeds executed by him are in the form of same pattern.

Ask builder to execute and register correction deed with correct khasara numbers.

wonderful idea to divide the shares of different owner.
The problem is that the colonizers are 5 different persons who consolidated their land but they do not know how to sale it so that each can get his proportionate share.
