Dear,my father wrote a unregistered will in 2007 for a property in my favour..That will was signed by our 02 neighbours..But after the death of my father,I am paying house tax jointly with my sister's name..Now Can I transfer this property in my name only claiming that unregistered will...

You can do it, subject to your sister consent or her rights are to be relinquished by executing Relinquish Deed.
