Advertisement before purchase of property

Dear Sir,
I have fixed a deal for purchase of agricultural land and a token amount has been given.
I understand that an advrisement regarding intention to purchase the proporety is necessary to safeguard interest.
The land owner has given oral consent to go for advertisement.
The question is (i) whether the oral consent is enough for giving the required advertisement, and (2) whether the same has essentially to be given through a Lawyer (or can be given directly by myself); (3) If it has to be given through a Lawyer, after expiry period of the advt, whether the Lawyer is required to give a certificate to the effect that he has not received any claims/ or has received the claims.
Further, please let men know the risks in not hiring the Lawyer and asking for the claims addressed directly to me.

it is your hard earned money . always engage a lawyer to verify title deeds , drfat agreement and to take legal precautions before purchase of property . you may have to spend a few thousand ruppees but you may save lakhs in case matter goes to court later

There is no hard and fast rule that advertisement should be made and even if made then who should get it published and further there is no rule whether a lawyer should be impleaded or not.
All these questions depend upon mutual understanding.
