Land transfer

hello sir,
My father's portion of land is on the name of my uncle. my father is farming on that land since many years. recently one of my married cousin sister has claimed on property of my uncle.. at this time what should my father do????

my cousin sister also claimed that that portion of land has been given by our grandmother to her orally at time of grand mother's death..

so our portion of land is in danger..please guide us.

it has been registered on the name of my uncle since separation of joint family.My uncle also ready to transfer registration from his name to my father's name by just doing formality of sale.. in this formality the consent or signature of any of my cousin is required or not????

Whether the property is ancestral or self acquired by your uncle. You have said that it came by partition, name of your uncle was entered through gift, relinquishment deed, will or by heir ship is not clear.

It seems to be ancestor property, so the consent of your cousin is needed.

ok sir...but i think the consent of my father,uncle and his all sibling required(all brothers and sisters)

i think all their children(we)can not have any role in above transfer..

am i right???

Since it is ancestral then their offspring's' consent is also required.
