proprty registration after expiry of my father.

Sir,
My father expired five years ago and obtained a death certificate for the same. I am the only son and my mother living with me. She is 80 years old and unable to travel due to severe illness (Leg fractured and operation done and Operated for cancer and suffering severe sugar complaint. Her mental disorder also and she is insisting to live alone the house in that property which is other district and long distance from my residence.It is not possible due to her sickness.Get me your valuable advise for registering the property (Only 3.5 cents of land with a small house 500 sq.feet)favor of my name or letting the house.House have no water connection and mother not willing to get the connection.

you and your mother are legal heirs of property . you cannot get mutation of property done in your name alone . on bais of death certificate make an application for mutation of property in your name and that of your mother .

If the property is in the name of your father it can be mutated in the name of legal heirs (you and your mother). Take a legal heir certificate and submit the same with death certificate for mutating the property.

My mother is unable to travel from my residence. How to let the house which is far away from my residence.

Only if you want to sale the house with land you need a registered PoA.Under rules registrar can be called where your mother is,paying fees.

In case you want to let only then you can Get a PoA done by your mother by a notary
at your mother's place of residence paying his visit fees and there after you can let for a period of 364 days and there after enlarge the time by renewal of tenancy deed.

If prospective tenant has no objection, you can let alone too the entire house.
