Ladlord asking for increase in rent.

We are staying in a building since 1964 inwards. The flat was purchased on "Pugree system", practice prevalent at that time. The Landlord has collected rent regularly and he has issued the rent receipt for the same.After nearly 50 years the landlord is asking for arrears of over Rs. 2.00 Lacs in rent claiming that as per law the Landlord can increase rent by 5% over the existing rent, every year. He has calculated the difference and is now claiming the same.
Can some Legal expert advice/opine whether the Lanlord is correct in asking for the in If no, then what is correct %age and from which period on wards he can ask for it.

I agree with Mr. Devajyoti Barman, rent laws differ from state to state, engage a local lawyer.

The land lord can not ask rent arrears for more than 3 years, claim would be time barred.
If he has issued the receipts of rent paid, with out claiming any increase, his claim can be opposed.
If such law exist (being local law) ask him to claim 5% increase in last paid rent that too without any arrears.
If he prefers legal way, hire a lawyer to oppose his claim.

Agreed with the views and advises of Mr. Rajendra K Goyal on the subject issue. The landlord has no locus standi to claim arrears or difference of rent for the entire 50 odd years now. He has been sleeping all the while and what made him to wake up all of a sudden, ask him to file a suit before the court and you can challenge the same appropriately, consult a local lawyer.
