.my mother is 75 years old.Me(age 37 yrs) and my mother are getting a plot via gift deed.what legal precautions should i take while registration so that after demise of my mother no legal heirs(4) can claim over my mothers share??

Your mother can execute a "Will".

By the term "no legal heirs(4) can claim over my mothers share," do you mean including yourself?
