Sale of propert

Hi, I need to sell my 1BHK MAHADA flat which is in my name and my fathers name. Recently father passed away. I would like to know in this case is wife's consent is necessary? I have my mothers consent for the same. My buyer is demanding for my wife's consent too. Plz suggest.
