Construction defect in newly purchased home

Hello All,
I had brought a newly constructed house in January 2015. My complaints are as following
1. There were a lot of finishing touches to be made like tiles cleaning, Blocked Plumbing, Filling up of wall cracks ( commonly called 'air cracks' is what I was told), which I had to complete on my own expense.
2.I had been promised that two bore wells were in working condition, but after I had taken possession of the house, only one was working.
3. On 13th April 2015 when there were unseasonal rains the Side walls were seeping water from the cracks.
Before I speak to the builder I would like your esteemed advise.

Its a case of defective services .... Ask compensation from him and be don't pay get through consumer court ...

Send notice to the builder and if no effect file consumer complaint.

Study the sale deed terms and issue notice to the builder bringing out the deficiencies and ask for compensation/getting the work done. If he fails to do, you can approach the consumer court.

I still have to speak to the builder since he is postponing our meeting giving various excuses. Will post updates to you and hope to garner your interest in this.

Yes advised by experts, first talk to him, see if it is rectifiable in the talks itself or pursue legal course of action.
