Can a landlord sell a property given on rent for more than 35 years even without informing tenant

This is a query in regards to a rented property wherein tenants are residing since last 35 years. Now query is can the landlord initiate to sell the flat to any third party without even legally/ officially informing the tenants and keeping the tenants in Blind. Moreover, can he still keep accepting rent from tenants post the above act.
What are the legal remedies tenants can take up against this.

The land lord can sell the tenanted property at any point of time for which no prior permission of the tenants are required.
Only the new landlord is to send a letter of attornment informing himself to be the new landlord.

I am partly agree. Further state that tenant staying for 35 years cannot be shunted out unless notice is served upon him that there is pressing need to dispose of tenated premises by landlord.
