Registration of property

I have an office in a building, which is not a cooperative Society.
It is a limited Company and issues share for the rooms in the building.
I am share holder because i own a room in the building.
Is it necessary to register this transaction.
Is there any judgement which clarifies the situation.

To have a valid ownership / title of the property registered sale deed should be in your favor.
