5 yrs leave nd licence agreement registered next 5 yrs leave nd licence agreement paid registration nd stamp duty paid tenant sign but refuse to come to register office for signing it nd that to agreement is over another 2yrs passed tenant told he will be vacating it but no he refused to vacate in12 yrs he just increase the rent to double no deposit taken in Maharashtra State it is commercial office in building premises please help as I mentioned 50 '/, Handicap

In Maharashtra the Leave and license, under Section 25, is permissible for residential premises only. Under the circumstances the terms and conditions of the registered agreement will apply. Since your agreement is not registered you had better issue a notice to the licensee for specific performance of the agreement.
