Rent agreement problem

Sir / Madam,
I have made a rent agreement for 3 years in Delhi with my landlord in June 2012 at Rs.50/- Non Judicial Stamp Paper. I have paid all dues till today but he neither issued any receipt nor received rent by cheque.
Now suddenly Landlord is forcing to leave that room. I am also not feeling good with his behavior. He drinks, abuse and play TV very loudly so that I can’t sleep or study properly.
Can we cancel this rent agreement with consent of both? If he does not cancel that rent agreement what should I do?

If you do not want to stay there anymore then simply leave the premises after handing over the vacant possession of the property.
There is no need for cancellation of agreement especially if there is any notice period as the same may delay the process of vacating the property unless you are are ready to go through that time period.

you have entered into agreement . it must be containing a clause that if you want to vacate you have to give 1 month or 2 month notice period .
in your case landlord wants you to vacate the premises . leave immediatedly . you need not cancel the agreement . nor is it necessarty for you to wait for expirry of 1 month or 2 months for giving notice to landlord .
