how can one property sold to multiple users is registered in the scenario where the registration computerised.

The Registry does not keep a tab on the property but on its own records of transactions. Sale to multiple users cannot be prevented by the Registry. It is for the buyer to check the records.

Sub-Registrar is not bound to do any check on the title of the property which is the duty of the buyer.
However, SR shall not register the transaction of property notified by the government.
