If you purchase the property by making payment to the owner and the owner is having authority to sell (its right to sale is not restricted while transferring property in its favour) and exercising this authority the owner agrees to and in fact sells the property to you by executing and getting registered a sale deed in your favour, you can become its owner.

You can never become the owner since the property belongs to a religious trust and moreover even if the trust wants to sell it,permission is mandatory from a competent court.

from which state are you from? you need to check with the Hindu Religious and Charitable Endowments Act in your state and if there is provision to purchase, you need to obtain an order from court.

Untill you buy the property you can not be the owner of this property. Just because you are the tenant for a long period, you can not claim the ownership.
