Dear Sir, I have misplaced my original sale deed now i wish to mortgage the property but bankers instit for original property please advice me

Lodge a Police Report of loss, obtain copy of police report, get issued certified copy of duplicate sale-deed from the office of registrar which shall now work like original title document.

The following is advised :-

(i) Lodge a police complaint regarding loss of sale deed;

(ii) Obtain a 'Non-traceable Certificate' from the Police;

(iii) Publish a 'public notice' through an advocate at the local newspaper;

(iv) Quoting (i) to (iii) above, prepare an Affidavit (duly notarised);

(v) Obtain a 'copy of the document' from the concerned registrar office and submit it along with the affidavit and other documents to the bank;
