Hi,
I am thinking of buying a 2 ghunta(2000 Sq.ft) land in Mahalunge(Near balewadi-baner), Pune. I saw the land, it is an agriculture land. I heard that I cannot buy a 2 ghunta land which is agricultural as per law. Just 100 mts ahead there is a huge 178 acres township by Kumar builder is coming up.
The seller is ready to sell but I want to know if the purchase will be legal as per current property law?

It is legal one.but you will not get separate 7/12 extrxct.it will be difficult to get NA.u have to go to guthewari. no bank will give u loan.it will be treated as an agricultual land.and for purchase your status must be as an agriculturist as per BTAL acr sec 63.

Thank you sir Mr. Patil for the reply. Moreover, I have also seen a plot of 5 ghunta in wakad but I doubt some problem or dispute in the land though I am not sure. I have all the papers for the land, it is a R-zone plot. Can I meet you and get the land titelement verified? RU from Pune. Pls let me know how can I meet you ?
