Unapproved plot

i would like to purchase a plot, but land brokers saying it approved but approved by panchayat. my query is what dtcp approved? what is panchayat approved. what are key things to look before buy a plot above each category. kindly clarify.

before purchase of any plot you must contact a local lawyer . take 30 years search . based on search report of lawyer that title is clear and marketable go ahead and purchase the plot

In case of layouts where the total extent is more than 50 cents(1/2 acre)
the plans have to be submitted to the DTCP office(for areas greater than 5 acres the plan has to be submitted to the head DTCP office, the clearance is obtained from the DTCP but the development fees has to be paid to the local body.Panchayat approves even building plans, in cases of group development and multistoried building it has to be routed thru DTCP, for areas less than 50 cents panchayat approved plans are equal to the DTCP . It is only a case of jurisidiction limits.
