general power of attorney

My visually impaired sister living in Gwalior owns a house in Delhi and has given me a registered GPA(Blood Relations) dated 24/09/2007 which gives me among other things power to sell the propery, execute the sale deed before the registrar and to get it registered. She recently got the house converted into free hold, herself executed the conveyance deed and herself got the conveyance deed registered on 13/7/12 at Delhi as GPA does not give this power to me. Before this I as GPA had entered into agreement in May, 2012 to sell the property. The purchaser says that I must call my sister to execute the sale deed and register it before sub registrar. Is it necessary?

In my opinion it is not required since you already have been given the right to sell the property, merely because she got it converted to freehold herself - would not revoke the GPA in your favour.

If the GPA is registered and it gives you power to make sell then only her presence is dispensed with.
Another problem may be the applicability of GPA in Delhi if the same was executed in Gwalior.
Else she only can execute the deed of conveyance.
