Need clarification about car parking in apartment

Hi,
I am going to purchase a Flat along with a Reservered car parking but have few doubt please clarify.
a) Does builder has rights to sell Stlit car parking?
b) Does reserved car parking need to register in Sale Deed?
c) Builder says car parking need not show in sale deed does it worth?
d) If I am not updating the information about the car parking in sale deed but I am updating the information in Construction agreement submitted the same for loan and got approval for the it - is it worth of marking the car park in my name? other flat owners wont come for fight/rights in the reserved car park? How to resolve the issue

no buder cannotsell stilt car parking slot . dont purchase car pparking slot from builder . as per supreme court judgement builder cnanot sell car parking slots as it forms part of common area
