Redevlopment of a terrace flat

GREETINGS,
our society is undergoing redevlopment.
our flat has a attached terrace, which was covered by the previous owner
and it is in this state since last 25 years

the builder says he will give us only 1/3 carpet area for the terrace part.

but our demand is for full carpet area plus the additional space on that
(he has agreed for 25% additional space after fungible fsi rule.)

Does the new fungible fsi rule means that my old terrace will automatically become carpet ????
Is terrace allowed after the new fungible fsi rule ???

pls advise as to how can i derive the maximum benift from the current situation ??????

builder is correct in his approach . as it is no builder cxcan sell you terrace as it forms part of common area . take the offer of builder

Terrace is not part of carpet area under new Fungible rules so you are not at harm to accept what ever is being offered by builder.
