how to make genuine rent agreement ?
is it valid agreement which is done on 50 rupees stamp paper ?

Yes, it can be go done on stamp paper of Rs 50/-. Agreement should contain all terms concerned with both parties. It should be just for 11 months otherwise its registration is must.

if we did not registered our agreement so what happen rent is invalid tell me

You tel me the details of the rent agreement only then you can be guided as desired. How can I guide you without having contents of your proposed agreement?
