Removing co-owner's name in sale deed

Sir,
[1] If the sale deed is not registered, you can request the builder to register it in only your name.
[2]If, however, the sale deed is registered, your mother can gift her share to you with a gift deed, which has to be registered and attracts 2% stamp duty of the value of the flat as per ready reckoner + registration charge.
[3]Alternately you can request your mother to execute a will, of her share of the flat, favouring you.
[4] Alternately, you can prepare a family arrangement/settlement.

Your mother can also execute a registered release deed of her share in your favor.

Without gift deed of relinquishment deed to be executed by your mother, she would remain its half owner.
