Validity of agreement

dear experts,
an agreement for construction of house work was entered in between two parties. the agreement was put into writing on a non judicial stamp paper, both the parties, witnesses signed the agreement in the presence of magistrate first class, but the executed document was not registered.
now, what is the validity of the agreement or document, (1) is it sufficient to execute the agreement on a non judicial paper in presence of witnesses and a magistrate or it loses its validity due to non registration.
(2) is it possible that agreement can be drafted in a plain paper and register it by affixing court stamps on it.

1. There is no illegality in case the agreement is executed on non-judicial stamp paper. Its registration definitely provides it a legal shape.
