Family disputed property

i have a joint family property at mumbai. i want to sell it but due to family disputes i can't sell that property. property is on joint name(i.e., my aunty and my father)

Actually firstly property belongs to my grandfather, then after it transfer to my uncle & father jointly due to grandfather's death and then after it transfer to my aunty & my father due to my uncle's death. Now it will transfer to my aunty & my mother due to my father's death.

i have a outstanding due to society, so it not insert my mother name instead of father. i don't have enough money to pay that much amount so i want to sell it. but my aunty live there from 40yrs and is not ready to sell it because she want to live alone there with her daughters for lifetime & not want to give us our share. she pay her part of amount & my part of amount left and society charges 18% interest on it so i can't bare this type of charges from society now and then, so i want to sell it. please help me.

Then you have to file a suit for partition which would take lot of time.
So you have only option is to convince your aunt

Better proceed for amicable settlement, legal path is time consuming.
