Buying a flat from builder.

Sir, I am in a process of buying a 2bhk flat , for which families have started living just a month before, I have physically checked the flat and inquired from families who have started living , I need a little help in paper work and know which all papers are necessary to be provided by the builder, so that i dont end up making losses , I have booked the flat by giving a cheque of four lakhs and one lakh cash , for cheque i got a reciept card from them mentioning flat details and cheque details and who paid the same in regard of what and for cash i have got a reciept on the letter head of builder mentioning everything , stamped and signed by him .Now they want me to clear the cash amount to issue allotment letter and after that clear the cheque amount to provide me with the possession letter . Am i going the right way or i need to take care of anything ?
