Apartment owners association authority to access sale deed

(Querist) 15 August 2014 This query is : Resolved
In our apartment the flat owners association has asked all flat owners and have mandated to submit individual sale deed and possession certificate copy to association.
Does the association has any authority to access/collect these personal documents of flat owners?
ROHIT SHARMA (Expert) 15 August 2014
1. Not the least. They should arrange it from the builder who sold the flats.
ajay sethi (Expert) 15 August 2014
in societies this is the norm . society maintains files of each flat owner wherein copy of sale agreement is placed for society records . there is no harm in furnishing copy of the agreement

You are member of the Society , Each Flat Owner being member of the Society required to comply the Society Rules for proper maintenance of the Building and other connected Building Services !

What is the harm if the members do follow the norms of their own society? There is no role of builder in the society now hence every member has to follow the lawful verdict of the society.

Thanks all for the reply.
What I understood from the replies and net browsing is as per the government society rules these documents are kept with association for their basic information.

Anyway all the norms of society which are under government laws can be followed, but not the ones which few dominating member of association deviate(with help of quorum) to favour themselves.

Even a Society for Welfare of the Building /Apartments has to render proper Service to its members for the payments of maintenance charges/price paid and any deficit of service and intentional Short fall, misuse of their position and Possession of Information & Documents copies ,will make them/MC Members - liable to Answer/even in Consumer Forum/Courts
Raj Kumar Makkad (Expert) 18 August 2014
If a resolution has been passed in the society, the same is binding for the members unless the base is perverse to the basic bye-laws of the society.
RKP (Querist) 18 August 2014
Yes if the basic laws are deviated then there is no point in abiding the same.
