House acquired under pagadi system

We are living in chawl and homes were acquired under Pagadi system. My house is in name of my late grand mother and we are living there since more than 40 years. Before 30 years ago we used to pay rent to the owner but thereafter owner stop coming to collect rent. Since then we have not paid any rent.
Now after 30 years of gap the owner's son with his mother came and ask us to pay rent and along with an additional amount to pay property tax.
I seek your valuable suggestion about our legal stand amd how to proceed to safeguard our interest.

If they are ready to induct you as tenant, do not miss the chance and pay the rent.
However you can negotiate on the amount.

Does the landlord possess right to evacuate tenant?
What right we possess if he demands arbitrary amount as rent ?

you can apply for determination of fair rent.
